If you own rental real estate, you probably have a few war stories to tell of tenants from hell. I know I have some of those stories myself. But a good friend of mine, Rob Minton, has a horror story that beats any I’ve heard.

Rob has owned commercial properties, apartment buildings, multi-family properties and numerous single-family homes. As you could imagine, he’s got many stories just like you. Here is one that he likes to call the “Underwear Drive …”

Several years ago, I had a nice home that became vacant. I ran a “for rent” advertisement in the local newspaper and starting receiving calls. I began showing the home and had a great response. The people walking through the home loved it, and I was collecting many rental applications. One night, I receive a phone call from a man interested in the home. He began crying during the call as he told me that his home had recently burned down. His family made it out in time, but they lost everything, including the family dog. My heart went out to him. Imagine what it would be like to lose everything – clothes, furniture, food, family photos. It would be devastating. He wanted to rent my home. I set an appointment to show him the home. I quickly double- checked his story and found out that he was telling the truth. The fire was reported in the paper. When he came to see the home, he brought his wife and kids. They looked very tired and seemed to be struggling with everything that had happened to them. He explained that his insurance company would pay the rent while his home was rebuilt. I wanted to help out, so I quickly decided to rent to them. We signed a lease the next day, and I felt like I did something nice for a family in need …

FAST FORWARD:

After the nasty eviction, I was finally able to enter the home. It was horrifying, to say the least. This family had kept several dogs in the home and the smell was sickening. I made a list of all of the repairs needed, including destroyed wood from the dogs, paint, carpet and the most thorough cleaning possible. As I was leaving the home, my leg started itching. I looked down and found that both of my legs were completely covered in fleas. I freaked out a little bit and started to push them all off. It didn’t work. They were all over me.

Horror of all horrors struck when I realized how pissed off my wife would be if I brought fleas home to her favorite cat. Boy, how she loved that cat. I exited the home through the front door and decided to take my shirt and pants off in front of the house. I then scraped off as many fleas as I could and I ran for my car. I drove home in my underwear. I followed the speed limit because I did not want to be pulled over. I envisioned seeing my picture on the news as a lunatic driving the freeways in his underwear.

I had to invest thousands of dollars to eliminate the fleas and repair the home. This is on top of the lost rent and eviction-related costs.

For those of you who have been through a similar situation, you can quickly see that Rob made one of the biggest mistakes when renting a property. The mistake was to feel “sorry” for a prospective tenant. Feeling “sorry” for someone will cost you thousands of dollars and hours of agony. Unfortunately for Rob, he hadn’t learned this lesson yet.

I’ve watched other investors make similar mistakes with their properties. In every single case, these mistakes cost the investor significant amount of time and money because they had to learn through their own experiences. Looking back, I can now clearly see that most rental property “war” stories have a common theme. The common theme from every story or problem is:

Selecting the wrong tenant.

The 80/20 Rule, also known as Paretto’s Principle, states that for many events, roughly 80% of the effects come from 20% of the causes. In rental real estate, this means that the majority of our problems come from a very limited number of factors. I would actually take this further with rental real estate and say that 95% of our problems come from selecting the wrong tenants. You might agree.

The simple fact is most real estate investors choose the wrong tenants for their properties. Frankly, it’s an easy mistake to make.

A tenant can look great on paper and turn out to be a nightmare. Sometimes, you can go with your “gut” feeling on someone and turn out very wrong. Other times, you might just feel so desperate for a tenant that you take just any tenant.

The tenant selection process can be very tricky and very messy. And when you pick the wrong tenant, things get even messier.
